Huntlee stage one is on exhibition

PUBLIC comment is being sought on the proposed Huntlee New Town stage 1 subdivision and works proposal.

The environmental assessment report went on public display on Wednesday and includes the plans to develop stage 1 of Huntlee New Town.

Stage 1 of the project includes an application for subdivision for the first residential village which will accommodate up to 1,700 dwellings, open space and community facilities.

The application also includes the superlot subdivision for the first component of the mixed development use employment lands (50.5ha).

The 10 super allotments will enable the initial infrastructure development of the Town Centre and facilitate future detailed planning and development for core retail, service industry, bulky goods and mixed use development.

The application also seeks approval for the subdivision for the first town centre residential development including up to 190 lots to accommodate 222 dwellings, subdivision for up to 120 large residential lots and construction of associated community infrastructure including landscaping, open space and recreation areas.

The Village 1 Centre will be approximately 5 hectares and contain neighbourhood retail premises (maximum retail floorspace 3,000m2); community facilities such as a community centre, childcare facilities etc; a primary school; and a village centre park.

The application is also for the construction of associated physical infrastructure, both on and off site, including road works and associated intersections, stormwater management, and water supply and sewerage.

The total capital investment value of the Stage 1 project is $230 million.

A detailed development control plan is included that addresses building form; heights; road widths; streetscape character; civic spaces; landscape treatment; water sensitive urban design; and energy efficiency.

The report can be viewed at Singleton Council’s Queen Street office between 8am and 4.30pm or on the planning department’s website under major projects.

Submissions must reach the department of planning’s website by April 18.

The Branxton Sewarge Treatment works have just had a major upgrade and Hunter Water has stated that this upgrade will not accommodate a development the size of Huntlee and they don't have any plans at this stage to bring the sewerage line on the Nth. Rothbury side of the Rail line. How can a subdivision of this magnatude go ahead without a sewerage service?
